Student Letting Rental Information

Berkeley Property Management (Bristol) Ltd requires a reservation fee of £450.00 (or the equivalent one month’s rent if this figure is higher). The Reservation Fee is held as an additional non-returnable holding fee until the date your tenancy agreement starts when this amount then becomes your deposit bond subject to the terms and conditions contained within the tenancy agreement. The deposit is then protected within the ‘My Deposits’ government recognised deposit scheme. For further information please visit www.mydeposits.co.uk.

N.B. The deposit is refundable at the end of the tenancy less any deductions made for damages and rent arrears.

Rent is payable in advance by standing order.

Rent is exclusive of other outgoings such as water, sewage, electricity (including common supplies), gas & telephone. Each property has separate supplies for all services. When you move into the property we will take a meter reading and advise the service companies accordingly.

The Tenant is responsible for the payment of bills generated for the supply and consumption of any services such as Gas, Electricity, Telephone, Water etc. The Tenant shall not do anything that may cause the disconnection of any of these supplies. The Tenant agrees not to change any utility supplier without notifying the agent/landlord.

We endeavour to ensure that all properties are handed over in a clean/tidy condition at the start of tenancy. However, please be aware that in most cases previous tenants may only have vacated the day prior to your start date so they may have cleaning and necessary maintenance being carried out around them.

No keys will be handed over to any named tenants until the tenancy agreement is signed and all monies and all relevant documents pertaining to your tenancy have been received.

All students must have a UK based guarantor or the full fixed term rent will be required in advance.

  • Compiling the Inventory complete with photographs
  • Referencing
  • Credit check

Berkeley Property Management (Bristol) Ltd requires a deposit the equivalent of 6 weeks rent to be paid in advance. The deposit is then protected within the

Please note that our Assured Shorthold Tenancy Agreements are for a minimum of six months.

If a tenant has reason to leave before this period is up he/she will be liable for any outstanding rent until, and up to such time as a new tenants can be installed and the tenants shall be charged for the cost of arranging the new Agreement and protection of the Deposit.
